Factors affecting cost in a construction project: pre-construction and construction phases
Abstract:
Cost performance in the construction industry is important to enhance the industry standard and grow the country is economic. This study examines key factors affecting cost in a construction project, specifically in pre-construction and construction phases. The exploratory factor analysis results confirm a total of seven key factors, three in pre-construction phase, namely 1) Lack of Coordination, 2) Design Management, 3) Unclear Client's Requirement, and four in construction phase, including 1) Site Management, 2) Resources, 3) Labor Capability, and 4) Contract-related. The relationships among the seven key factors are examined utilizing a structural equation modeling. The results confirm strong relationships, directly and indirectly, among three key factors in pre-construction phase. The influences three factors in pre-construction phase have on the four factors in construction phase are also supported. It is expected that a construction company uses the study results to better understand relationships between key factors affecting cost, and plan for cost improvement
