Abstract:
The objective of this study was to survey the need of private dormitory tenants in the Ban Du, Muang District, Chiang Rai Province for Westhima Court dormitory. By using the 7ps, Product, Price, Place, Promotion, People, Process and Physical evidence and Presentation, which is an important key to set up questionnaires. The result would be used as a guideline and to improve Westhima Court's services. The questionnaires were answered by 400 private renters in the Ban Du Area, and analyzed by statistics such as frequency, mean and standard deviation.
The results showed that the tenants required the following in their dormitory; Product: high speed internet, strong structured building and attractive design, exercise room, necessary equipment in the room and parking. Price: reasonable price comfortable to services and location. Place: good location, close to destination (University or Work), public transportation. Promotion: advertisement on social media and website, discount for long term stay, entertaining activity in dormitory. People: friendly staff, detailed rules and regulations and available services of the dormitory. Process: promptly response to problem, flexible payment tenants and channel, and good dormitory security. Physical evidence and Presentation: good environment, safe and peaceful with more green space in the area.
According to 7p's analysis system, suggestion for Westhima court improvement were as followed: upgrade to high speed internet, addition of an exercise area for the tenants, open a restaurant/café, provided Designated parking area for tenants by issued sticker for each room, installation kitchens for each room, installed laundry area, extended payment due dates, offered discount for long term contract (One Year or More), set up scheduled activities in the dormitory at least once a year, set up hospitality training for all staff and sales people, and allowed tenants to pay their rent by cash instead of Bank transfer.
