Important elements in determining the decision to rent factories and warehouses for new normal industrial entrepreneurs in amata City Chonburi Industrial Eatate
Abstract:
The purpose of this research is to study the decision-making process to rent and to study the key elements of factories and warehouses in Amata City Chonburi Industrial Estate. The participants who gave insights for the research were composed of 16 industrial business entrepreneurs who had made decisions to rent factories and warehouses and 4 industrial business entrepreneurs who had not made decisions to rent factories and warehouses. The place studied for the research was the establishment of a factory and warehouse rental business in the Amata City Chonburi Industrial Estate. This research study is a qualitative research using in-depth interviews to obtain in-depth information to build the knowledge of the research issue. The results of the research showed that most of the establishment of factory and warehouse rental in Amata City Chonburi Industrial Estate were establishments in the category of machinery and equipment manufacturing. The objectives of rental were to rent factories and warehouses for storage, production, parts assembly, and office usage. There were demands for factory and warehouse rental for operations with office. Most of the business establishments were of Thai nationality, and other nationalities respectively. The number of employees in each establishment was less than 20 people. The results of the study found that there were 5 steps of decision-making processes for the factory and warehouse rental in Amata City Chonburi Industrial Estate as follows: Step 1, awareness of problems or needs it was found that most of the participants wanted to improve their issues and wanted to build good business images. Step 2, information search it was found that all participants seek external information by obtaining information from advertisements on online media the most. Step 3, evaluation of alternatives all participants evaluated alternatives using the evaluation criteria of solving most of their business operation issues. Step 4, purchasing decision all participants took about 1-2 months to make a decision about their rental by using the comparison of physical elements the most. Step 5, post-purchase evaluation most of the business entrepreneurs were satisfied with the results of factory and warehouse rentals and they were likely to renew their rental contract, including spreading the information to their friends or acquaintances in the same business industry. The key elements of factories and warehouses that had the greatest influence on the decision to rent were the establishment element, building, and operation area, because the renovation could take a long time and had a higher cost than the element of equipment and facilities, as well as the element of support services.
